Property Acquisition Criteria

Ansonia seeks to acquire well-located multi-family, retail and commercial properties. Of particular interest are properties where we can enhance value by correcting deferred maintenance, repositioning the property through a capital improvement program, or improving management and leasing practices.

Our multi-family focus includes both market rate and government-assisted properties, preferably those with a minimum of 150 units. We will consider garden, mid-rise and high-rise properties. For other product types, we prefer a minimum transaction size of $3 million.

Ansonia also seeks to acquire well-located land, vacant or underutilized buildings, and income-producing property that can be redeveloped. Of particular interest are properties that require a change in zoning, are historic, or are environmentally impaired.

Ansonia will also consider the acquisition of non-performing first mortgage notes.
